I’m a Chartered Surveyor and RICS Registered Valuer, and I’ve spent my entire career working in and around Salisbury. Over the years, I’ve developed a detailed understanding of the local commercial property market and take real pride in using that knowledge to support my clients. I advise on all aspects of commercial property, handling sales and lettings as well as providing professional advice, including valuations, rent reviews and lease renewals. I also work closely with clients on investment and development opportunities, helping them make confident, well-informed decisions. Alongside my professional work, I’m actively involved in the local community. I spent 11 years as a Director of the Salisbury Business Improvement District and I’m currently Chairman of the Board of Trustees for the John Frickers Will Trust Charity. I’m also a keen member and Board Director at Salisbury & South Wilts Golf Club.

With an early heritage of growing up in Yorkshire I moved south in 1981 to start my professional career working for over 30 years based in Southampton and since 2012 here in Salisbury dealing with all aspects of retail property across the whole central southern region. Having 45 years’ experience in an ever changing retail market brings it’s own challenges to provide hard won reliable advice to enable both landlord owners and tenant occupiers to remain adaptable and resilient in making well informed business decisions. I’ve always adopted the mantra in ‘doing a job done well’ no matter the size, value or time taken as it’s the long game that matters when you’re often dealing with people’s livelihoods and the pride that comes in seeing businesses survive the tests of time just like our own.

Born in Birmingham but brought up in the beautiful Purbecks, my journey in property began on the south coast, originally working for a small family letting agency in Poole, then moving to a corporate environment with a multi-disciplinary agency in Bournemouth, where I became qualified as a Chartered Surveyor, a mark I am proud of. I followed work and moved to Salisbury in 2011 to cement my commitment to my job and to enable me to deliver well-considered advice and a clear drive to get the best outcomes for my clients across different property types over the south of England. I have a genuine interest in property and what individuals and businesses choose to do in them. I enjoy the diversity, collaborating with others and the satisfaction of a job well done.
Peter Sammons MRICS

Having gained a master’s degree in real estate, I began my career in Southampton over 20 years ago, qualifying as a Chartered Surveyor and RICS Registered Valuer. During this time, I have worked for both large corporate real estate consultancies and smaller private practices, advising a diverse range of clients including large and small businesses, banks, pension funds, property companies and individuals. This breadth of experience has reinforced my belief that there is no “one size fits all” approach to real estate consultancy. My advice is always tailored to the specific objectives, circumstances and challenges of each client.
On a day-to-day basis, I manage a varied portfolio of commercial property investments across central southern England. I also provide lease consultancy to both landlords and tenants, advising on rent reviews, lease renewals and lease re-gears, alongside preparing formal valuations in accordance with the RICS Red Book.
Living on the south coast while working across central southern England has given me valuable insight into the diversity of the region and the economic opportunities it presents.
When I am not advising clients, you will find me spending time with my family, hacking it around the golf course and watching the Grand Prix.
Matthew Holmes MRICS

I’ve always felt a deep connection to Wiltshire and the Southwest; it’s where I have spent most of my life and where I’ve chosen to build my career. My journey in property began in the fast-paced London market with Montagu Evans in Mayfair, before I returned to the region to refine my expertise at a South Coast firm of Chartered Surveyors in Southampton, moving to Myddelton & Major in 2015. As a RICS-qualified professional, I’ve spent over 25 years in Property and Asset Management, as well as providing advice and navigating the complexities of Landlord and Tenant lease matters.
Experience has taught me that while technical knowledge is essential, common sense is one of the most valuable tools. I pride myself on delivering pragmatic, straightforward advice that adheres to regulatory requirements but avoids getting lost in the weeds of corporate jargon. My role is about more than just issuing advice, collecting rents and issuing instructions; it’s about building genuine relationships based on trust and a shared understanding of the needs of the people I deal with along the way. I aim to provide my clients with the confidence to make informed decisions through a partnership that is based on professionalism, pragmatism and ultimately, good advice.

Born in Frome, I have spent most of my life in the West Country, aside from a brief stint in London pursuing “fame and fortune.”
I have built my career predominantly in the sale and letting of commercial property, while also gaining valuable experience in the residential sector. Over the years, I have worked with leading property firms across Bath and Bristol, joining Myddelton & Major in 2017.
I believe that successful agency is rooted in understanding people—their aspirations, motivations, and objectives. Whether working with clients, buyers, or tenants, my focus is always on delivering practical solutions through clear communication and a strong grasp of individual needs.
With a few good years still ahead of me, I look forward to continuing to support existing clients while building new relationships along the way.

I first started working in property in 2012 for a small rural residential sales office based in North Devon before moving to Winchester and then subsequently London where I worked for a national estate agent franchise in sales and then property management. Having a desire to move out of London I relocated and have been working for Myddelton & Major in the commercial management department since August 2021 and I qualified as AssocRICS in 2026. I enjoy the day-to-day variety of commercial property particularly building relationships with both clients and tenants alike.

After graduating, I did some hands on work then I began my professional career in commercial property with Myddelton & Major in 2021. I have developed both a breadth and depth of professional knowledge, which has enabled me to qualify as a Chartered Surveyor and Registered Valuer—an achievement I am very proud of.
I was originally drawn to commercial property by the variety of the built environment and the diversity of individuals and businesses that operate within the sector. I joined Myddelton & Major in 2023 on a Real Estate Management degree apprenticeship with the University College of the Built Environment, and I’m currently working towards professional membership of the Royal Institution of Chartered Surveyors. I’m part of the commercial agency team, where I’m involved in a wide mix of properties across the region, including industrial units, offices, retail premises and development opportunities. I particularly enjoy identifying opportunities in the market and bringing the right parties together to achieve successful outcomes, with a focus on clear communication and building strong working relationships.
Outside of work, I have a keen interest in sport, particularly golf, which I’ve played for several years. I’m a member at High Post Golf Club and enjoy both the competitive and social side of the game.

I began my property career in 2004 with a national agent in their Marlborough office, following a career change from professional theatre stage management — a role that instilled in me strong organisational skills, calmness under pressure and a deep appreciation for teamwork.
In 2005, I joined Myddelton & Major in the residential sales team, and I have been proud to remain with the firm ever since, building long-standing relationships with clients and developing a thorough understanding of the local property market.
I took on the management of the Residential Lettings department in 2007. I genuinely value the variety the role brings — no two days are ever the same, working closely with both landlords and tenants, offering clear advice, practical solutions and a steady pair of hands when it matters most. Much of our work comes through personal recommendation, which is something I take great pride in.
Outside the office, I have served as a Trustee of Salisbury City Almshouses & Welfare Charities for 15 years, helping to support local residents and make a positive impact in the community. When I have the chance to switch off, you’ll usually find me sailing or enjoying a round of golf or tennis.

Growing up, I loved cooking and working with horses—not together, I might add! I completed an AVCE in Hospitality and Catering and a BSc (Hons) in Equine Science. After working in both industries following university, I decided to keep these as hobbies and pursue a career in property when the opportunity arose.
I started in 2014 with a student lettings company, working with student properties in Bournemouth before moving into their residential lettings department. Eight years ago, I returned to Salisbury and joined Myddelton & Major’s lettings team, where I support both landlords and tenants throughout the rental process, providing clear communication and practical guidance to help ensure tenancies run smoothly. During my time at M&M, I have progressed to Senior Property Manager & Lettings Negotiator and earned my Level 3 ARLA qualification.
In my spare time, I still love to cook and entertain at home, but I also enjoy getting away to the beaches in Wales, where I take walks with my wife and Albus, our Cavapoo.

Joele Bailey

Having grown up on a farm in the Hampshire countryside, I graduated from Cardiff University in 2022 and had temporary roles across private and public sectors, gaining experience in customer and client relations, including sales administration for a Winchester estate agent, introducing me to the property industry. This led to a permanent role with a small firm in Central London assisting with the management of a commercial property portfolio, focusing on high-end offices across Soho. This developed my skillset considerably — from communicating with large clients and contractors on developing projects, to reviewing invoices, cashbooks and service charge budgets.
In November 2024, I joined the Residential Lettings team at Myddelton & Major as a Lettings Negotiator. Providing a service that makes a genuine difference to people’s lives has been rewarding, and since joining the firm I have learnt a significant amount about the local area and lettings industry as a whole, additionally pursuing an ARLA qualification for letting agency with the firm’s support.
Outside the office, I have a deep rooted passion for motorsport, watching a variety of disciplines and often travelling up to Goodwood. I also continue to enjoy the calm of countryside living, regularly helping with the family business around the farm.
