Industrial complex on sale – for £1.75 million
A substantial industrial complex on a site of more than three acres just half a mile from Frome town centre has come up for sale at £1.75 million.
Property consultancy Myddelton & Major has been instructed to market the former TH White Premises in Vallis Road.
This follows the relocation of TH White’s agricultural branch to Marston Park, just off the A361 Frome bypass, in late 2017.
Myddelton & Major Partner Dean Speer said: “This is a unique opportunity to acquire a large warehouse with a substantial yard area.
“We consider that there is great potential in this multi-faceted site for a variety of businesses which may be seeking new premises with plenty of space.
“The property comprises a substantial industrial complex providing a range of workshop and storage buildings amounting to 30,144 sq ft (2,800.38 sq m).
“The buildings are set in a secure surfaced yard forming an operational site extending to approximately 3.33 acres. The entire property extends to approximately 6.73 acres, of which approximately 3.4 acres is a woodland which is not in commercial use.”
The main buildings are of steel frame construction with a combination of blockwork, profile steel and cement sheet elevations beneath pitched cement sheet roofs.
Units 2 & 3 have fitted offices and WC facilities. The units have strip lighting, some have oil fired space heating and all have loading access.
Unit 1 is 7,007 sq ft (650.95 sq m), Unit 2 measures 8,195 sq ft (761.31 sq m), Unit 3 extends to 8,981 sq ft (834.33 sq m), Unit 4 is 5961 sq ft (553.78 sq m) and the covered store is 6109 sq ft (567.53 sq m).
An adjoining detached dwelling and garden is available by separate negotiation.
Vallis Road is situated on the northern fringes of the town on the A362, which provides access to Frome Railway Station and the towns of Radstock and Midsomer Norton. Frome town centre is within half a mile.
The long established Vallis Mills Trading Estate is in close proximity with occupiers including Frome Royal Mail Sorting Depot, Asphalt Aggregates, Liberty Gymnastics and Bath Granite & Marble.
Frome is situated in a strategic location on the Somerset/Wiltshire border, with excellent road and rail links to major networks. The M4 is accessed via Junction 18, which lies approximately 23 miles to the north and the A303 lies approximately 14 miles to the south east.
Myddelton & Major was named the most active agency in Wiltshire in 2018 for the seventh year running by Estates Gazette, the weekly and online magazine of the UK commercial property industry.
