Strong demand for New Business Centre
The first new development of business/warehouse units for over 15 years in Salisbury is already more than 50% under offer, with construction having just started.
Rockhaven Business Centre at Old Sarum is a development of 29 business/warehouse units being marketed by property consultancy Myddelton & Major.
The units, located on the A345 three miles north of the City Centre at Rhodes-Moorhouse Way, Longhedge Village, Old Sarum are due for completion at the end of September 2021.
Being offered for sale freehold, the units are being constructed by Rockhaven Developments in three sizes – 1,500 sq ft, 1,875 sq ft and 2,000 sq ft – with the quoting prices £165,000, £195,000 and £225,000.
Myddelton & Major Partner Philip Holford said: “This exciting new development is a great opportunity for small to medium businesses to establish themselves by acquiring new premises as well as private investors creating investment income in this strategic location.”
“With 17 of the units already under offer off-plan, it demonstrates both a growing confidence in the region’s commercial property market and an acute shortage of capacity in an area where demand outstrips supply.
“It is also further proof of the growing demand for new build units in a region which has been crying out for new investment and I am sure there will be strong interest in the remaining units.”
“The development of this business centre is excellent news for the local economy as jobs are likely to be created and also for businesses which have been seeking suitable premises without success.”
Rockhaven Business Centre has direct access via the new roundabout junction serving Longhedge Village, a new 673-unit housing development, including a new 66-bedroom care home building and newly built retail centre with a Spar convenience store.
The Old Sarum district is an established residential and commercial area to the north of the City Centre alongside the historic Old Sarum Airfield.
As well as Rockhaven’s close proximity to Salisbury, Amesbury is five miles to the north, with access to the main A303 London to West Country trunk route just a mile further on.
Myddelton & Major was named the most active agency in Wiltshire in 2020 for the ninth year running by Estates Gazette, the weekly and online magazine of the UK commercial property industry.
