We do not view our clients as just one among many, and with our deliberate policy of handling fewer properties, we are able to give more efficient and personal attention to letting and managing your valuable asset. In short, we aim to look after your property as if it were our own.
We believe that the same duty of care shown to our clients should also be extended to our clients’ tenants as well, as it is clear that happy tenants look after properties better, pay their rent promptly and longer tenancies, thereby ensuring that the principal goals of being a landlord are achieved.
We offer two main service options for our clients:
Full Lettings and Management service: we will advise you on the value and presentation of your property and any regulatory matters requiring attention, undertake full marketing (see below), find you a tenant and carry out stringent referencing of them, arrange the tenancy agreement, inventory and other essential documentation, collect the rent and deposit (which will be protected by the Deposit Protection Service), ensure your property is well-maintained and looked after by carrying out regular inspections and using reputable local contractors for any necessary works, and we will deal with the tenant all the way through the letting of the property to ensure that all matters are dealt with promptly and appropriately. At the end of the tenancy we will conduct a thorough check out inspection, conclude the return of the deposit to the tenant, and ensure all is ready for the property to be let to new tenants.
Letting Only service: this service suits landlords who prefer to manage their own properties. We will provide all the services listed above up to the point of moving the tenant into the property. Once they are settled in we will leave it to you to liaise directly with the tenants on all matters from payment of rent to maintenance issues and statutory notices, although we are, of course on, hand to provide advice as needed. At the end of the tenancy we would carry out the check out process, and restart the marketing.
