LOCATION
The Leckford Hutt is situated on the main A30 about 3 miles out of Stockbridge on the London Road. It is easily accessible from other important towns and cities such as Salisbury, Winchester, Andover, Basingstoke and Romsey.

DESCRIPTION
The Leckford Hutt is an elegant 18th-century Grade II listed former farmhouse. It started life as a sheep-drovers hut but was converted to an inn 200 years ago. During the war it was renamed the White Hart, but reverted to the Leckford Hutt soon after and continued as a public house. In 2004 it was refurbished and converted into a restaurant. The accommodation has great appeal and has retained many period features including exposed beams and open fire places.

The restaurant area and bar are accessed from the main entrance. Currently there are two dining areas which have 40 covers and a lounge area which could be used for further dining and / or a bar. The main restaurant area has an open fire place. Off the lounge there are separate ladies and gents cloakrooms.

From the lounge bar there is a hall leading to a sitting room which is currently used as private accommodation, but previously has been used as a private function room which could be readily done again or converted into guest accommodation.

The kitchen is behind the bar and is very well equipped with a door to the utility room and access to the outside.

The private residential accommodation is mainly on the first floor and currently comprises three bedrooms, a bathroom and a sitting room (formerly a kitchen area). This is in addition to the sitting room on the ground floor. See floor plan for the accommodation layout.

There is potential to provide further guest accommodation for example converting the barn and using the ground floor sitting room, subject to the appropriate planning consents. This is based on the assumption that the residential accommodation on the first floor would remain being used by the owners and/ or staff.

OUTSIDE
The property is approached off the A30 into a large car park. Behind the main restaurant is a courtyard garden area, which could also be used as part of the restaurant facility. It has previously been used for weddings and outside functions. There is a further area of private garden beyond.

There is a barn which, is 832 sq ft (77.29 sq m) which could be used for many purposes. In the past it has been used as a cookery school and shop and is now used for storage, but has great potential for further uses.
