We understand that the search for a new rented home is not always the positive and happy experience for Tenants that it should be.

However, at Myddelton & Major we strive to help all prospective Tenants who use our services to find the right home for them and their family as quickly and easily as possible.

We aim to give prospective Tenants all the necessary advice and assistance to make the process as straight-forward and relaxed as possible.

This includes giving clear and proactive advice about the legal and financial aspects of renting as well as detailed knowledge of the practicalities (pros and cons) of individual properties and locations.

Services to Tenants

As a small and dedicated team, we aim to be able to give personal attention to our Tenants throughout the process of securing and moving into a property, and throughout the tenancy.

We endeavour to respond promptly and efficiently to any questions or maintenance issues.

We will visit the property on a regular basis, giving Tenants frequent opportunities to discuss any relevant matters in person.

Reporting Maintenance Issues

For non-urgent maintenance issues, we use PropertyFile which incorporates maintenance workflow into our current management software, Tenants can accurately and efficiently report issues to us through the portal, allowing us to get the right contractor to attend as swiftly as possible.

In the event of an Emergency Issue at a managed property when the office is closed, Tenants are asked to refer to the ‘Emergency Out of Hours Contact’ list.

The appropriate contractors should be contacted directly to attend as necessary.

Services for Landlords

A safe pair of hands to look after your property

Our experienced and dedicated team offer a professional and personal service to all our clients.

We do not view our clients as just one among many, and with our deliberate policy of handling fewer properties, we are able to give more efficient and personal attention to letting and managing your valuable asset. In short, we aim to look after your property as if it were our own.

We believe that the same duty of care shown to our clients should also be extended to our clients’ tenants as well, as it is clear that happy tenants look after properties better, pay their rent promptly and longer tenancies, thereby ensuring that the principal goals of being a landlord are achieved.

We offer three main service options for our clients:

Full Lettings and Management Service

We will advise you on the value and presentation of your property and any regulatory matters requiring attention, undertake full marketing (see below), find you a tenant and carry out stringent referencing of them, arrange the tenancy agreement, inventory and other essential documentation, collect the rent and deposit (which will be protected by the Deposit Protection Service), ensure your property is well-maintained and looked after by carrying out regular inspections and using reputable local contractors for any necessary works, and we will deal with the tenant all the way through the letting of the property to ensure that all matters are dealt with promptly and appropriately.

At the end of the tenancy we will conduct a thorough check out inspection, conclude the return of the deposit to the tenant, and ensure all is ready for the property to be let to new tenants.

Letting Only Service

This service suits landlords who prefer to manage their own properties.

We will provide all the services listed above up to the point of moving the tenant into the property.

Once they are settled in, we will leave it to you to liaise directly with the tenants on all matters from payment of rent to maintenance issues and statutory notices, although we are, of course on, hand to provide advice as needed.

At the end of the tenancy we would carry out the check out process, and restart the marketing.

Letting & Rent Collection Service

In addition to the Letting Only Service we will collect the rent from your tenant throughout the tenancy, providing you with regular statements.

Lease Advisory Services

We are an RICS regulated firm with over a century of experience in the commercial sector.

This, combined with our regional pedigree and knowledge of the relevant legislation and case law, perfectly positions Myddelton & Major to advise on all aspects of the operation of commercial leases and the rights, liabilities and terms within them.

We will advise on and deal with the larger, scheduled lease events such as Renewals and Rent Reviews and also deal with matters that crop up during the lease term such as Assignments, Underlettings and Alterations. Further to this we will advise and negotiate lease restructure and regear of occupational arrangements to help you take advantage of opportunities that arise from Lease Surrenders and Break Options.
